Exterior Mouldings for Multi-Family and Mixed-Use Buildings
Window trim, sills, band molding and cornices for apartment, condo and mixed-use buildings.
On a multi-family or mixed-use building, exterior mouldings do more than decorate. They give a large facade scale, rhythm and a clear base, middle and top, and they make a building feel finished at street level, where residents, retail tenants and buyers see it first. This page is for architects, specifiers, developers and general contractors planning exterior trim on apartment, condo, student housing, seniors housing and podium buildings with retail at grade.
At a glance: Mouldex Composites manufactures lightweight cement-coated foam mouldings for exterior window trim, sills, band molding, cornices, door surrounds, column wraps and pilasters. They have a moisture-inert EPS foam core, near-zero joint expansion, work with stucco, EIFS, brick and siding, and are CNC-cut so every length matches across hundreds of openings. Fire-rated options are available on request with a Class A fire rating (flame spread 25, smoke developed 110) that helps meet ASTM E-84 and UL 263.

Why Mouldings Matter on Multi-Family Buildings
A four- to eight-storey residential building can easily have hundreds of windows. Without articulation, that facade reads as a grid of holes in a wall. Mouldings solve three problems at once:
- Scale: casing, sills and band courses break a large elevation into human-scaled parts.
- Hierarchy: a heavier base at grade, a consistent middle, and a cornice or parapet cap at the top give the building a classic tripartite composition, even on a simple stucco or EIFS box.
- Street presence: entrances, retail frontages and amenity spaces get the most detail, where it's seen up close.
The challenge is doing this at scale, on budget and on schedule, without adding significant weight to the structure or crane time to the program.

Recommended Mouldex Products
| Application | Product line | Why it fits |
|---|---|---|
| Window surrounds on every floor | Exterior window trim and casing | One profile repeated across every opening, cut to fit on site |
| Under every window | Exterior window sills | Projecting sills shed water and add a strong horizontal line |
| Floor lines and the podium transition | Band molding and belt courses | Ties windows together and marks the base, middle and top |
| Roofline and parapets | Exterior cornice mouldings | Large profiles without the weight of precast |
| Lobby entrances and retail doors | Exterior door trim and surrounds | The same profiles as the windows, so entries match |
| Entrance canopies and podium bays | Column wraps and pilasters | Decorative, non-load-bearing covers around a structural post |
| Stucco and EIFS walls | Stucco and EIFS mouldings | Designed to work with stucco and EIFS wall systems |
Designing the Facade: Base, Middle and Top
The base (podium and ground floor)
This is where the most detail belongs. Use heavier window surrounds or head caps on retail and amenity frontages, a band molding or belt course at the top of the podium, and door surrounds, pilasters or column wraps to mark the residential lobby. Lightweight mouldings make it practical to add depth here without changing the structure.

The middle (typical residential floors)
Keep it consistent. One casing profile and one sill profile repeated on every typical floor gives the building rhythm and keeps estimating, ordering and installation simple. Line up heads and sills floor to floor.
The top (roofline and parapet)
A cornice or parapet cap finishes the building and casts a strong shadow line against the sky. On stucco and EIFS buildings, foam cornices can deliver large profiles at a fraction of the weight of precast, without heavy lifting equipment.

Specification Notes
- Material: lightweight EPS foam core with a polymer-modified cementitious coating reinforced with fiberglass mesh.
- Moisture: moisture-inert core; won't rot, swell or attract insects.
- Movement: near-zero joint expansion, so mitres and butt joints stay tight through seasonal temperature swings.
- Fire: Fire-rated options are available on request with a Class A fire rating (flame spread 25, smoke developed 110) that helps meet ASTM E-84 and UL 263. Confirm the required rating for your wall assembly with your code consultant.
- Substrates: stucco, EIFS, brick, stone veneer and siding.
- Finishing: primed and painted after installation, so colours can be chosen on site.
- Column wraps and pilasters: decorative and non-load-bearing; a structural post always carries the load.
- Documentation: CAD details and product data are available on request for drawings and submittals.
Repeatability, Weight and Schedule
Multi-family projects reward consistency. Mouldex profiles are CNC-cut from digital files, so every length matches, from the first floor to the top, and across phases or sister buildings. Trim is ordered by the piece and cut to size on site, so different window widths on corner units, amenity floors or the podium use the same profile at different lengths.
The mouldings are light enough to handle without cranes, which helps on tight urban sites and keeps weight off the structure. On the schedule side:
- Project lead times: typically 7 to 10 days, depending on profile and quantity.
- Custom profiles: typically 7 to 10 business days from design approval, for matching existing buildings or a signature detail.
- Samples: free sample kits ship within 24 hours.
Installation and Coordination
- Detail early: show trim profiles, sills and band courses on the elevations and wall sections, so flashing, sheathing and cladding are designed around them.
- Complete the weather barrier: the air and water barrier and the window flashing go in before the trim.
- Mock up: install the first few openings as a mock-up, and use them to confirm reveals, joints and colour.
- Install: measure and cut on site, then adhere with exterior adhesive per the installation guidelines, adding mechanical fasteners where the wall system calls for them. On stucco and EIFS, follow the wall system's details for joints and transitions.
- Seal and paint: seal joints with a compatible exterior sealant, keep drainage paths open, then prime and paint.
Foam Mouldings Compared with Precast, GFRC and PVC
| Material | Weight | Handling | Movement | Finish |
|---|---|---|---|---|
| Precast concrete | Very heavy | Often needs cranes and structural support | Minimal; joints must be sized carefully | Integral or painted |
| GFRC | Lighter than precast, still substantial | Often needs lifting equipment for large pieces | Low | Integral or painted |
| PVC | Light | Easy to handle | Higher thermal expansion; needs gap joints | Limited large profiles |
| Cement-coated foam (Mouldex) | Light | Handled without cranes | Near-zero joint expansion | Primed and painted after installation; large and custom profiles available |

Frequently Asked Questions
Can one trim profile work on every window of a multi-family building?
Yes. Because Mouldex trim is ordered by the piece and cut to size on site, one casing and sill profile can be used on every window, regardless of width. Many projects use one profile on the typical floors and a heavier profile at the base or entrances.
Do foam mouldings work with EIFS and stucco on mid-rise buildings?
Yes. Mouldex cement-coated foam mouldings are designed to work with stucco and EIFS wall systems when installed per the guidelines. Coordinate the details with the wall system designer for your assembly.
Are fire-rated mouldings available?
Yes. Fire-rated options are available on request with a Class A fire rating (flame spread 25, smoke developed 110) that helps meet ASTM E-84 and UL 263. Confirm the rating your project needs with your code consultant.
How fast can mouldings be supplied for a project?
Project lead times are typically 7 to 10 days, depending on profile and quantity, with a 15-piece minimum. Custom profiles are typically made within 7 to 10 business days of design approval.
Can you provide details for drawings and submittals?
Yes. CAD details and product data are available on request. Send us your elevations or window schedule and we'll help with profile selection and quantities.
